Section 21 is abolished. Possession now runs through revised Section 8 grounds, and a tribunal can be asked to test your reason. Documentation is everything.

Every tenancy is periodic

Fixed terms are finished. Tenancies roll month to month from day one. Tenants can leave on two months' notice, so keeping good ones is now a financial strategy.

Awaab's Law clocks

Hazard reported: investigate in 14 days, written findings, repairs begun within 7 more. Emergencies in 24 hours. Miss it and you're looking at a rent repayment order.

Rent rises, once a year

Section 13 notice only, market value only, once per twelve months. Tribunals can now lower your proposed figure but never raise it — so tenants have nothing to lose by challenging.

Decent Homes, privately

The standard now applies to private rentals. Stoke has older stock than most of England — ageing boilers, damp, and tired electrics are now a compliance problem, not just a tenant grumble.

Portal & Ombudsman

Every landlord must register themselves and each property. The portal becomes publicly searchable. Not registering carries penalties and restriction notices.
